New Store Opening: Zimmerman at Bicester Village

We are proud to have successfully delivered the new Zimmerman store at Bicester Village, a project that combined high-end design standards with complex technical requirements in one of the UK’s most prestigious retail destinations.

Our team was appointed to undertake a full package of works to bring the store to life, including:

  • Installation of a new HVAC system
  • New electrical and data services throughout the store
  • Formation of new partitions, rendering, and high-quality decorating suitable for a luxury retail environment
  • Laying of a specialised terrazzo tile, exclusively reserved for Zimmerman
  • Installation of a bespoke roller racking system
  • Installation of new entrance doors

Each element was delivered to meet the exacting standards expected of a global luxury fashion brand.

Coordination Across Borders
Further challenges arose due to the involvement of an overseas, client-direct electrical supplier. Differences in language, time zones, and location created difficulties in coordinating deliveries and ensuring the correct system components arrived on site within the required timeframe. Thanks to a monumental effort from our contractors, suppliers, logistics partners, site team, and office-based support staff, we successfully overcame these obstacles. The proprietary lighting system was installed, commissioned, and fully operational just in time, an achievement that highlighted the strength of collaboration across all parties involved. Upon completion, the client expressed a high level of satisfaction with the finished store. As a high-end luxury fashion retailer, Zimmerman has an exceptional eye for detail, making this positive feedback particularly rewarding. Despite the challenges encountered along the way, we delivered a refined, high-quality retail space that reflects the brand’s identity and meets the demanding standards of its location. We are proud of the result and pleased to have supported the successful opening of Zimmerman at Bicester Village.
Overcoming Technical Challenges
At first glance, the project appeared straightforward. However, once works commenced it became clear that the MEP standards dictated by the store’s location within Bicester Village were significantly more demanding than initially anticipated. This redesign process proved time-consuming and compressed what had originally been a comfortable programme into a far more challenging timeline. Across approximately six revisions of each system, our team worked closely with all stakeholders to ensure full compliance. Despite the complexity, approvals were ultimately secured with only minor delays to the overall programme.

Bancone in Borough Yards was my second restaurant build with ICM. Timelines were realistic and expectations were exceeded. The project was well managed all the way through and when obstacles were encountered I found their team's ability to problem solve while on the job remarkable. Ultimately, they are a very professional outfit who I will certainly be using again.
